What I’d Ask Before Choosing a Buyer Agent

Before stepping into the role of a real estate agent, I navigated the market as an investor. That experience shaped the way I view this industry and taught me the importance of partnering with the right professional. As an investor, I knew that my success depended on an agent who could guide me through the process with expertise, integrity, and a client-first approach.

Now, as an agent, I often reflect on the qualities and skills I wish I had. If I were seeking representation today, here are the key questions I’d ask to ensure I had the best possible partner in my real estate journey.

1. How much experience do you have and can you provide references?

It’s important that you hire the right Realtor to be in your corner. It says a lot if a buyer or seller are willing to take your call and share their experience with their agent. Experience matters when navigating the complexities of buying a home. An experienced agent knows how to handle challenges, negotiate effectively, and more importantly – anticipate potential issues that could cost a lot of money and headaches. References offer insight into how they’ve performed for other clients, helping you gauge their reliability and expertise, as well as client satisfaction.

2. What services and resources do you offer?

Every agent operates differently, so it’s crucial to understand what’s included. From helping you get pre-approved for a mortgage to connecting you with trusted inspectors and trades, the services they provide can streamline the process and ensure you have all the support you need. How well connected are they? And what kind of support do they have to offer you?

3. How will the home-buying process work and what’s expected of me?

Understanding the process and your role helps eliminate surprises and stress. A good agent will walk you through each step, from house hunting to closing, and clarify what they’ll handle versus what you’ll need to do.

4. How much time can you devote to my needs and how often will you communicate with me?

Buying a home requires timely communication and availability. This question ensures that your agent can prioritize your needs, whether it’s setting up showings quickly or keeping you informed about new listings and offers.

5. Who will you represent, me or the seller?

Agency representation matters because it determines where your agent’s loyalty lies. You want someone solely focused on your best interests, advocating for you throughout negotiations and the buying process.

6. What types of homes are your specialty and are you familiar with the neighbourhoods that interest me?

Agents with expertise in your preferred home type and location bring valuable insight. They’ll know market trends, pricing nuances, and even the less obvious details about neighborhoods, helping you make informed decisions.

7. How many homes have you helped clients buy in the last year?

This question helps assess how active and experienced the agent is in current market conditions. An agent who regularly helps buyers is likely well-versed in strategies to secure the best homes in competitive markets.

8. Are you a full time agent?

Real estate requires focus, responsiveness, and market expertise, which full-time agents are better equipped to provide. A full-time agent can dedicate the necessary attention to finding you the perfect home and navigating the process efficiently.
